Pillsbury advised Reef Capital Partners, a diversified, vertically integrated commercial real estate investment company, in a recent franchise and management arrangement with Kimpton Hotels & Restaurants, part of IHG Hotels & Resorts’ luxury and lifestyle portfolio, and global real estate investment and hospitality management company Highgate.
As a part of the franchise arrangement, Kimpton Hotels will establish IHG’s first location in Hawaii at Reef Capital Partners’ Coco Palms Resort in Kauai, which will be operated by Highgate according to the terms of a hotel management agreement. According to a company press release, the resort was known as a premier destination during the golden era of Hollywood, with renowned guests such as Elvis Presley, Rita Hayworth and Gene Autry.
The resort is currently undergoing restoration, which has been guided by Native Hawaiian advisors, and is expected to reopen in 2026. The landmark will have 350 accommodations across three low-rise hotel structures and individual cottages.
