Cait Horner represents clients in a broad range of commercial real estate transactions across the mixed-use, multifamily and retail sectors.
Cait’s practice focuses on complex real estate transactions, including the acquisition, disposition, development, leasing and financing of real estate assets across the United States. Her representation spans institutional developers, multifamily investors and major pension funds. She has extensive experience negotiating and drafting commercial agreements, including loan documents, distressed loan workouts, purchase and sale agreements, joint venture agreements and construction contracts. Her ability to navigate complex regulatory frameworks and structure sophisticated financing arrangements allows her to deliver business-driven legal solutions tailored to her clients’ needs.

As part of Pillsbury’s Projects team, Cait oversees and reviews the real estate diligence for major companies acquiring leaseholds and easement interests for renewable energy projects, wind and solar farms, and battery storage facilities. She also advises on real estate issues in corporate M&A transactions.

- Represents a major public employee pension fund in the acquisition and leasing of a retail, commercial and multifamily portfolio spanning the country and valuing over $195 million since 2021.
- Represents a national multifamily residential investor on the acquisition and financing of student-housing and multifamily projects across the country and valuing over $230 million in 2024.
- Provided counsel to a battery storage company in leasing and developing land for utility-scale energy storage projects supporting wind and solar generation.

- Negotiates transit-oriented ground leases for San Francisco’s Bay Area Rapid Transit District (BART) with multiple private and nonprofit developers and a focus on affordable housing projects.
